With direct access to interstates and just 24 miles north of Charlotte, NC, River Oaks is an industrial business park in a prime location. As the industrial real estate market beings to regain traction, Choate and the development team begin work on the design and development strategy for the River Oaks site.
The project team’s design and development effectively manages existing topographic restraints, minimizes impacts to nearby wetlands, and coordinates access points with ongoing NCDOT road improvements. These collective efforts translate into an extremely efficient site development plan beginning with earth moving operations, topsoil and rock mitigation strategies, and storm drainage transmission economies.
Phase One of River Oaks includes the shell construction of Building C and D, a 143,325 SF and 309,536 SF tilt wall spec facility respectively. Pre-grading Building B’s site as well as partial pre-grading of Building A and Building E’s sites are incorporated into Phase One. To support these efforts, erosion control devices and pond structures are installed. Automation Drive NW, an onsite public road, is constructed including its public utilities and tie-in to NCDOT’s Derita Road. Private roads are also constructed, with all private utilities and tie-in to Poplar Tent Road.
Phase Two of River Oaks, brings two additional speculative industrial buildings to the industrial park. Building A totals 441,000 SF for a future industrial tenant, and includes a 2,400 SF office and interior warehouse lighting. Building B totals 203,175 SF and features 32’ clear height within the interior facility. The warehouse includes a 2,300 SF office and interior warehouse lighting. Truck courts, heavy duty paving, and a parking lot for employees completes the site.
