Situated on the highly active corner of Northside Drive and 11th Street in the up-and-coming West Midtown neighborhood, The Interlock II is a multi-faceted property offering a place where stylish storefronts sit next to incubator offices, parking, and uber-modern residences, all blending together with the lively city life nearby. Through a multi-phased, coordinated construction approach, the project team and valued trade partners deliver multiple projects in one: Theory Interlock, a new-age residential development for community residents; and Interlock II Podium and Tower, the mixed-use portion housing retail and office space for the surrounding community.

Awarded for Innovation

The project was chosen to receive the NAIOP “Mixed-Use Development of the Year” award based on its innovation and community impact. Part of this project’s innovative offerings includes the construction of a traffic signal to provide the first crossing of Northside Drive in more than 20 years for easy access to Georgia Tech’s campus and the adjacent Home Park Neighborhood.

This honor is a testament to the owner’s vision and their dedicated efforts to engage community stakeholders in this densely populated, growing area.

Tower Crane Safety

Located on the second floor of an occupied building between four retailers and residential apartment units, this retail construction project required extensive coordination between all stakeholders and trade partners for successful, on-time delivery. The project team worked closely with the building’s landlord to design the mechanical, electrical, and plumbing (MEP) systems to ensure everything was coordinated within the existing property management plan.

With three projects happening simultaneously on the extremely tight site and even more restrictive air-rights, the project team leveraged extensive pre-planning to allow for the five cranes on the property to weathervane freely in different planes. This approach, coupled with anti-collision technology, ensured the paths of the cranes never crossed and removed the opportunity for human error.

In a first-of-its-kind event for the city of Atlanta, the Interlock project team also partnered with the Atlanta Fire Rescue Department (AFD) to conduct a practice rescue of a tower crane operator at the student housing jobsite.

Theory Interlock

The deliverable of this mixed-use construction project brings to life a 670-bed student housing complex, complete with sophisticated amenity spaces, including an outdoor rooftop pool with built-in Jumbo-Tron and full fitness center for students to take advantage of in their spare time. These modernized, wood-framed residences redefine student housing for the new age (including available podcast rooms) and introduce class and luxury on an accessible level to college-aged individuals.

The student housing portion of this project also provides a 348-space precast parking deck serving student residents. With an eye toward security, the structure integrates new technologies to ensure residents are safe with seamless building entry.

Interlock II – Mixed-Use Development

The Interlock expands with Phase II of the mixed-use development, aptly named The Interlock II. Connecting bustling West Midtown to Home Park and Georgia Tech, Phase II includes a 15-story, cast-in-place, mixed-use development that will soon offer community residents a 42,000-SF anchor grocery store, 226,000-SF of office and retail space, and 125,000-SF parking deck. The development also features a rooftop food and beverage outlet for community members and Theory Interlock residents to enjoy.
