Nelson Mullins Riley & Scarborough’s downtown Charleston law offices experience a multi-floor renovation to provide partners and staff with an upscale work space designed to emphasize collaboration. The scope of this sizeable interior renovation project includes more than 60 office spaces, 15 conference rooms, a space designed to foster collaboration and coworking efforts, as well as wellness and club room areas. As this corporate building remained fully occupied and operational throughout the interior renovation, the project team constructed a swing space below Nelson Mullins’ current office for associates and staff to continue serving clients without interruption.

Reimagined Corporate Office Space

Originally built in 1981, the interior of Liberty Center’s fifth and sixth floors are reimagined through the incorporation of modern features, including granite tile, quartz countertops, parquet patterned wood flooring, and mosaic tile. Textured wall coverings mirror the serene coastal scenery of the surrounding community.

Following a complete interior demolition and stripping of the existing office space, this renovation required a new HVAC system, as well as extensive millwork and casework, from base and trim to kitchen and counter installations. DIRTT Stick-Build Glass Walls and glass pivot doors finished with a chic black powder coat, wooden ceiling planks, and eight-foot wooden doors are featured throughout the completed space. Brushed nickel finishes, sophisticated lighting fixtures, and electrical modifications brighten the interior space and complement the new minimalist layout design.

Balancing Occupied Corporate Construction with Historic Improvements

Conducting corporate construction within an occupied space in a bustling downtown area presented the usual challenges throughout the renovation. With various entities, including law firms, banks, and the U.S. government operating within the building during regular hours, the project team strategically managed noise restrictions by implementing off-work hours and employing alternative construction techniques to ensure minimal disruptions for all tenants.

Upon successful completion, Nelson Mullins’ transformed, office space features 60 glass-front offices, 15 conference rooms, co-working areas, wellness/break rooms, and an open-air club room space. Notably, Choate not only met the project deadlines but also delivered the renovated office space under budget, leaving the client highly satisfied.
