Originally built in 1968, Mutual Tower is located in the city’s vibrant restaurant and theater district. Mutual Tower was named a National Historic Landmark in 1975 and is now listed on the National Register of Historic Places, serving as the core of Durham’s downtown rejuvenation. Choate was selected to perform an interior renovation of the Amenities Center located on the lower level of the occupied 14-story tower, which was only accessible by freight elevator. First salvaging items from the upper floors of the building and disassembling, taking inventory, and securing storage for future use by the client, the project team demolishes the buildings former cafeteria to ready the Amenity Center for office and retail tenants.

Building Below Grade in an Occupied Space

To mitigate disruption to tenants throughout the rest of the building, Choate coordinated closely with the buildings facility team on the construction schedule and critical path of this office renovation. As a solution, Choate worked off-hours throughout the project to alleviate the impact of construction noise during regular business hours.

As the renovation work was conducted below ground without exterior access, all construction materials had to be small enough to fit inside the elevator to be brought to the worksite. The subgrade factor presented an opportunity for the project team to get creative with the sequencing and material delivery schedule. Working with the design team, Choate created a schedule that facilitated materials arriving on site in smaller pieces in order to fit in the freight elevator. For example, all structural steel was delivered in smaller spans, and then assembled using hoisting equipment once inside the amenity space.

Well-Appointed Amenities

Inside the Amenities Center, the project team constructed a conference facility designed with the flexibility to either host up to 200 people or transform into smaller breakout spaces for multiple, simultaneous meetings.

Additionally, the interior renovation included construction of a state-of-the-art fitness center featuring high-end cardiovascular equipment, free weights, floor exercise areas, and spa-like locker rooms.

Rounding out this corporate interiors project, the space provides a lounge for tenants to gather featuring gaming tables and fully-stocked kitchen facilities.
