Together with trade partners, Choate delivers multiple distribution projects within the Palmetto Commerce Parkway Corridor as the area enjoys continued economic growth.

Ingleside Project Precision – PepsiCo

Global food and beverage company PepsiCo joins Ingleside in a concrete tilt-wall facility designed to facilitate the company’s increased warehouse and distribution needs in the region.

This build-to-suit industrial project includes a warehouse space featuring 12 fully automated dock positions, a truck ramp with 4 drive-in doors, and more than 35 dedicated forklift charging spaces. In addition to a dedicated fleet maintenance area on the property to keep the distributor’s vehicles in top shape, the project team installed high-velocity low-speed fans throughout the distribution facility to maintain the ideal climate for PepsiCo’s products.

Incorporating Advanced Technology Through Creative Solutions
Due to the scale and extensive storage capabilities of this distribution project, the team installed intersection signal lights to fluidly direct forklift traffic in and around the numerous racking aisles and mitigate potential incidents with other drivers.

Optimized technology space is critical for the efficient functionality of any warehouse and distribution facility. With a tight deadline to meet and supply chain challenges causing delays in the switch gear and electrical panels needed for the facility’s operations, the project team enacted creative scheduling solutions and facilitated consistent, open dialogue with PepsiCo and trade partners to keep the project moving forward.

In addition to supply chain and scheduling considerations, the project team deftly pivoted from the original technological elements laid out in the project scope to accommodate the advanced IT and data requirements needed for the facility’s technological and racking system operations.

Preparing for Future Growth
Adjacent to the warehouse, a 12,000-SF office space provides conference rooms, training areas, open office space, restrooms, breakroom, and a driver settlement area for employees to enjoy. The truck court outside features 15 charger stations serving up to 30 truck parking spaces.

To prepare the property for any future expansion, the project team placed a 93,000-SF building pad south of the main building and created optional plans to expand the site’s existing pond for drainage.

Ingleside Warehouse #2 – Spec Building Construction, Expansion, and Upfit

Choate’s first project with Pattillo Industrial Real Estate, this 173,000-SF facility is constructed following 15 acres of site development that includes asphalt paving as well as the addition of a concrete loading dock and dolly pads. Suited for warehouse and industrial operations, this speculative shell building offers tenants the ideal customizable space.

Consisting of tile-up concrete walls, 7-inch slab-on-grade, structural steel and a 45-mil thermoplastic polyolefin (TPO) roof, this project also features an expandable end wall to allow for future growth and flexibility of the space. To provide ample electrical resources for the facility’s tenant(s), a 2,000 amp service and high-bay LED lighting are installed. Impact-resistant curtain wall and round concrete feature columns are used throughout to promote efficiency as well as visual aesthetics.

Expansion for Future Tenants
After construction on this spec warehouse was complete within the Palmetto Commerce Park development, the project team adds another 124,800 SF to the expandable end wall to create additional flexible space for building tenants within a fast-tracked five-month schedule.

Frito-Lay Upfit
To continue building out customized space for unique tenant needs, the project team upfits the existing office space in Ingleside Warehouse #2 for Frito-Lays’ operations, adding 8,000 SF and renovating the existing warehouse space to include restrooms, additional dock equipment, forklift charging stations, employee parking lot, and more. This upfit also adds a 3,120-SF pre-engineered metal building (PEMB), 2-bay fleet maintenance garage for the tenant’s shipping trucks.

Comcast – Ingleside

The Choate project team delivers an 80,000-SF call center and training facility for telecommunications industry leader Comcast within North Charleston’s master-planned Ingleside development. Dubbed the “Comcast Center of Excellence,” this high-efficiency facility serves the Carolinas with the provider’s exceptional business and consumer offerings.

The interior of this built-to-suit facility is designed and built to be as visually striking as it is functional for Comcast’s 600 employees. Bright, tiled carpet energized the office with pops of the company’s signature red hue, with hanging cutouts of Comcast’s logo incorporated into the exposed ceilings to create a modernized industrial feel. Employees and visitors enjoy various amenities built into the space, including a café with grab-and-go lunch options, a fitness area, employee training center, and a sun-soaked outdoor patio. This facility’s powerful generator ensures the call center is prepared to remain fully operational in the event of power loss due to inclement weather or another unforeseen event.
