The 249,000-SF independent “Inspired Living” community offers residents 175, one-, two-, and three-bedroom luxury units across four floors. Offering a combination of personal care and support, the assisted living and memory care building includes 87 spacious, secure residential units. The project consists of two types of structures, wood frame and load-bearing stud walls with metal trusses, conjoined in the middle. As such, joining the two different structures provided an opportunity to work closely with the designer to ensure details like waterproofing, joints, and aesthetic integration occur seamlessly.
The Holbrook of Woodstock provides residents with valet parking services and a pet grooming station. The main level offers a bounty of amenities including an indoor lap pool, the “Holbrook Club” wellness center, library, performing arts center, cinema, coffee bar, and multiple fine-dining options.
A unique barrel-vaulted wine storage facility is climate controlled to maintain optimum conditions for the facility’s extensive wine collection. Ample space provides the opportunity for guests to store their personal selections as well. Glass doors allow continued maintenance of the conditioned space while providing a visual link to the wine tasting room.
Rounding out Holbrook at Woodstock’s mission to create a relaxing lifestyle and retreat, a licensed Hydroworx facility provides access to a state-of-the-art hydrotherapy center that is open to the public by appointment.
Due diligence in the planning process led the project team to discover three natural springs on the property that would conflict with the building plans. To avoid disrupting the springs while maintaining the project plans and schedule, the project team rerouted the springs, installed special drainage and additional stormwater systems, and added native fish and plant species to conserve the natural ecosystem. In addition to the on-site earthwork, intricate rerouting of an existing 16-foot water main and existing sewer lines are implemented to make way for the new development.
As the largest property in the city of Woodstock, the team worked closely alongside local jurisdictions to safeguard the interests of the community and ensure proper stewardship of the city’s considerations. In coordination with the fire marshal, the team installed a unique backup emergency response system that allows firetrucks responding to an emergency to communicate directly with residents should the internal alarm system falter.
The project façade of each building receives a decorative masonry pier and metal picket fence to tie Holbrook of Woodstock in seamlessly with adjacent developments. Exterior finishes of both buildings utilize synthetic stone, brick, cement siding, and cement shake siding with a combination of sloped shingle roofing and flat TPO roofing. Additionally, the project team completes sitework and landscaping around the facility’s 16 residential cottages.
