

Accelerated Delivery Under Pressure
Faced with a fixed, non-negotiable deadline tied to a major event, Choate delivered the project seven weeks ahead of schedule within a compressed 5.5-month timeline. Winter weather and long-lead materials required constant schedule adjustment and proactive problem-solving. Trade partner scopes were broken into tightly sequenced phases, with material deliveries timed for immediate installation. Daily coordination meetings ensured alignment across all trades, vendors, and stakeholders.
Simultaneous installation of high-end finishes required careful orchestration, particularly as the finish schedule evolved throughout construction. Custom concrete mixes were developed to meet strict polish and flatness requirements, while complex architectural elements demanded precision execution.
Experiential Design
The clubhouse delivers a hospitality-driven environment with three private suites, executive meeting rooms, a private lounge, and large-scale event space accommodating up to 1,500 guests.
A full-service kitchen and dedicated prep kitchen support high-end events, corporate summits, and exclusive experiences. Throughout, elevated finishes and carefully curated details reinforce a luxury atmosphere uncommon in motorsports facilities.


Advanced Systems and Coordination
The project incorporates advanced systems including a VRF mechanical system, high-volume low-speed fans, operable glass partitions, specialty overhead doors, and a custom lighting feature outlining the racetrack. Each component required close coordination to manage procurement risk and maintain schedule integrity.
