Telfair Arms Apartments
Located in downtown Savannah, this four-story building (circa 1886) and an addition constructed in the 1960s underwent a comprehensive renovation.
Listed on the National Register of Historic Places, the 130-year-old property has long served as an important residential asset and today provides 53 affordable apartment homes and shared common spaces for senior residents.
Originally known as Telfair Hospital, the first hospital in Georgia for women, and designed by architect Alfred Eichberg, the building remains a meaningful part of Savannah’s architectural story.

The renovation refreshed both interior and exterior spaces through a wide range of carefully coordinated upgrades, preserving the historical fabric and following National Park Services Standards. Original masonry was restored and re-coated to match the original aesthetic, while stucco and exterior windows at the south end of the building were replaced.
The project team removed and replaced existing roof systems, installed interior storm windows, and carefully restored all exterior windows. The existing 1960s-era porte-cochere was removed and replaced with a new structure to improve functionality and resident access.

Preserving the Past, Upgrading Performance
Inside the building, the project team modernized resident units with flooring, light fixtures, countertops, bathroom fixtures, kitchen cabinets, doors, and door hardware. New HVAC equipment, along with upgraded electrical and plumbing systems, improved comfort, efficiency, and long-term reliability.
Each of these enhancements contributed to Telfair Arms achieving LEED Silver certification, reflecting a commitment to energy performance, healthier interiors, and responsible reinvestment in an existing historic structure.
