Choate Construction partners with repeat client, Lat Purser & Associates, Inc., to build The Matadora, a four-story, mixed-use complex in the rising Starland District of Downtown Savannah. LPA engaged Choate early in the preconstruction phase to encourage a highly collaborative design-assist approach to the project team -- a formula that worked well for Choate and LPA during the construction of The Bowery and The Bowery II, which were both completed under budget. As the project team worked through design, estimating, and scheduling, Choate identified opportunities to improve constructability and bring the best value to the client, resulting in an on-time completion and under-budget project.

FIVE-STAR FINISHES AND AMENITIES

Similar to its sister structures, The Bowery buildings, The Matadora offers one- and two-bedroom units with upscale interior finishes and access to a rooftop terrace, fitness center with dry sauna, private balconies and patios, gated parking, and various dining and lounge areas. Cranking it up a notch, this 87,500-SF structure also includes five street-level retail spaces, two live-work units, and premium finishes, such as quartz countertops and tile showers.

Other amenities include bike storage, dog wash, Amazon Hub, and a private yoga room.

IT’S ALL ABOUT THE TREES

The majestic oaks of Savannah are beloved by locals and tourists alike. Building amongst them requires respect and expertise. Choate partnered with local arborists at Ossabaw Consulting to protect the 150-year-old live oaks surrounding The Matadora jobsite. These “living legends” may seem indestructible, but the trained professionals at Ossabaw worked hand-in-hand with our construction team to quickly identify and manage trees that could impact construction or delay the schedule. Through this partnership, Choate can prevent setbacks while safely building around one of Savannah’s most treasured natural resources.
