Purposefully designed to strengthen communication across departments, the headquarters brings employees together through interconnected bridges, open meeting areas, adjacent conference rooms, and a monumental stairwell that encourages interaction at every level. An onsite gym, cafeteria, and flexible collaboration spaces support employee wellness and day-to-day collaboration, while a dedicated Port Police jail provides essential operational support.

Positioned to overlook the Port of Charleston, the fourth-floor executive suite is set slightly back, creating a penthouse with expansive views of port operations. Outside, a cafeteria deck with amphitheater-style seating steps down to a landscaped reflecting pool, connecting the workplace to the wetlands and marshes of the Wando River.

Every design element throughout the facility balances durability with a strong sense of place while creating a welcoming experience for employees, stakeholders, and visitors. Supported by precast concrete piles, a structured slab, and a conventional steel frame, the building pairs long-term durability with a refined architectural presence.

Glazed aluminum curtainwall systems, integrated exterior sunshades, and a manufactured stone veneer base create a cohesive façade that balances performance and aesthetics. Serving as a dynamic jewel feature and hub of activity, a dramatic glass atrium fills the interior with natural light and showcases a custom terrazzo floor inspired by the Charleston peninsula and surrounding waterways.

High-end finishes, including porcelain tile, custom sapele wall panels, and millwork, carry this level of craftsmanship throughout the workplace, creating a cohesive design that enhances both occupant experience and building performance.

Designed for continuous operation, the smart building integrates resilient systems that support the critical functions of one of the nation's busiest ports.

Emergency backup power, uninterruptible power systems, automated lighting controls, high-capacity HVAC equipment, and comprehensive smoke control systems work together to enhance reliability, energy performance, and occupant comfort.
