A Landmark Office for Nexton
As the first anchor property within Nexton’s 4,500-acre master-planned community, this 103,221-SF Class A office building establishes an early commercial presence in the growing live-work-play development.
Conveniently located between Summerville and Charleston, the four-story, multi-tenant facility combines energy-efficient features with distinctive architecture and is designed to provide a healthy, secure, and technologically advanced environment for employees and visitors.

Constructed for Efficiency and Resilience
The LEED Gold certified project features an expansive curtainwall system with impact-rated glass that brings natural light into the interior.
Aluminum composite material and brick finishes define the exterior, while a decorative architectural wing extends above the roofline and a metal screen conceals rooftop equipment and the penthouse. Steel framing and bracing provide additional structural support within the region’s seismic and hurricane-prone conditions.

A Four Green Globes Workplace
In addition to construction of the core and shell, Choate also completed an upfit of the fourth floor, which achieved 4 Green Globes certification for Sustainable Interiors under a pilot program with the Green Building Initiative (GBI).
The sustainable space is accentuated with custom designed lighting and interior window walls to maximize daylight throughout. Architectural millwork, hardwood floors and walls at the reception area, acoustical/tackable wall fabric panels, and etched glass windows further highlight the space. Such features combine with stacked glass decorative walls, porcelain tile floors, mosaic tile back-splashes, and printed wall coverings to create a high-end environment.

Support Spaces
To further equip the space, a beverage and break lounge is included with a pantry to serve the multiple conference rooms, small huddle rooms, and executive offices.
