Ingleside Warehouse #2: Speculative Facility
Developed as a speculative industrial facility for Pattillo Industrial Real Estate, Ingleside Warehouse #2 provides flexible warehouse space designed to accommodate a wide range of industrial users. The tilt-wall structure incorporates an expandable end wall, structural steel framing, high-bay LED lighting, and supporting site infrastructure, positioning the facility to adapt to future tenant needs and continued growth.
Ingleside Warehouse #2: Expansion
Building on the original facility's expandable design, Ingleside Warehouse #2 grows to meet increasing tenant demand through a fast-track warehouse expansion completed in just five months. The addition seamlessly extends the existing tilt-wall structure, adding warehouse capacity, dock positions, and supporting site improvements while reinforcing the building's long-term flexibility and adaptability.
Ingleside Warehouse #2: Frito-Lay Upfit
To continue building out customized space for unique tenant needs, the project team upfits the existing office space in Ingleside Warehouse #2 for Frito-Lays’ operations, adding 8,000 SF and renovating the existing warehouse space to include restrooms, additional dock equipment, forklift charging stations, employee parking lot, and more. This upfit also adds a 3,120-SF pre-engineered metal building (PEMB), 2-bay fleet maintenance garage for the tenant’s shipping trucks.


Project Precision: PepsiCo
PepsiCo expands its regional operations with a build-to-suit concrete tilt-wall distribution facility at Ingleside Business Park. The project combines modern office space with a high-efficiency warehouse featuring 12 automated dock positions, four drive-in doors, fleet maintenance, and extensive forklift charging infrastructure. Purpose-built technology, truck parking, and a future expansion pad position the facility to support long-term operational growth.


Comcast
Telecommunications industry leader Comcast opens a call center and training facility dubbed the Comcast Center of Excellence. The buildout of the interior of the highly-efficient structure includes bright, tiled carpet in Comcast red. Open, exposed ceilings pair with hanging cutouts in the shape of Comcast’s logo. Multiple amenities include a café with grab-and-go lunch options, a fitness area, an employee training center, and a sunny outdoor patio. The building’s state-of-the-art generator ensures the call center remains fully operational.
