Originally built in 1946, one of the area’s most iconic buildings undergoes a restorative transformation in the heart of Rock Hill’s Knowledge Park district. This one-of-a-kind adaptive reuse project takes 400,000 SF of space in what used to be the Springs Mill textile mill and warehouse and builds a dynamic mixed-use development for the community. “Weaving together Rock Hill’s past, present, and future,” the Choate project team works closely with the design team and trade partners in a two-phase process to preserve the historic elements throughout the space, while refreshing the development to incorporate restaurant, retail, office, and event spaces.

Constructing a Creative Office Space

As the largest available adaptive reuse project in the Carolinas, The Thread is not stingy when it comes to space. With Class A creative office space boasting floor plates up to 135,000 SF and +/- 50,000 SF of ground level retail opportunities, this three-story structure provides room for creative layouts and personalized tenant designs. Each floor is constructed with 18-foot clear heights, and with a premium location nearby the Historic Old Town Rock Hill, Winthrop University, and University Center, this project is a pedestrian haven.

Building Connections with the Community

Preserving the building’s original architecture is a primary focus of The Thread’s construction. Working closely with the design team and ownership, Choate’s project team redevelops the building’s former loading dock, located right next to the Rock Hill Sports and Event Center, to create a space that promotes community interaction and engagement. On the northwest side, also near the city’s new walking trail, the “Freight Yard at The Thread” is revitalized to serve as an outdoor event space and music venue, equipped with a designated food truck court for open-air dining.
