Hilton Head National RV Resort offers the ultimate luxury experience for camping enthusiasts. Stretching across 40 acres of scenic greenery, the resort sits adjacent to an award-winning championship golf course and is located minutes away from historic Old Town Bluffton and Hilton Head Island. For the construction team, this project presented a puzzle-like challenge with its multifaceted scope and grand scale. From installing hundreds of RV pads to building an 8,500-SF pool and lazy river, this tremendous undertaking required flexibility, thorough planning and coordination, and a strong relationship with the client and trade partners.

Extensive Sub-Terranean Site Work

Before construction of the amenity buildings and pads could begin, extensive site work had to be completed, including the expansion of the nearby lagoon and large-scale excavations for underground utilities. With each pad providing internet, water, electric, and sewer hookups, the project team had to install literally miles of piping, conduit, and more:

  • 28 miles of electrical conduit
  • 114 miles of wire
  • 8 miles of irrigation line
  • 5 miles of water line
  • 6 miles of storm pipe
  • 3 miles of sewer pipe

Pad Precision

Above ground, the concrete pads total almost 10 football fields in square footage. As each slab sits independently on various parts of the plot, the project team installed, tested, and reinstalled several pads until the right angle and slope was identified. Once this was achieved, every trade partner, subcontractor, and project team member executed their piece of the puzzle with precision to avoid quality issues or schedule delays.

Additionally, the project team had to adjust the layout of the pads to preserve the many live oaks around the site. These oaks trees are protected by the county and serve an important purpose to local residents who want to maintain the natural beauty of their coastal community.

Navigating Interwoven Projects, Maintaining Quality Communication

The RV resort includes an 830-SF gatehouse, 2,900-SF adult-only concierge house with pool, kitchen, covered porch, and firepit, and a 2,425-SF dog park building with dog wash and laundry facility. Also on the property sits a 12,400-SF sophisticated clubhouse with its own kitchen, bar, outdoor dining, men and women’s bathhouses, lobby, retail area, arcade, tiki bar, pool, lazy river, playground, and various athletic courts.

To properly manage each of these facets, the Choate team worked closely with the owner to balance changes in scope, ensure cohesive design development, and manage supply chain delays which could affect the project’s schedule and budget. Weekly Owner, Architect, Contractor (OAC) meetings, transparent insight from the project team, and continuous communication were critical to the success of Hilton Head National RV Resort.
