Choate Selected for Dulles Landing Shopping Center

Choate Construction has been selected for the construction of Dulles Landing Shopping Center, developed by The Beatty Companies.  Phase 1 contains 208,000 SF of national and local retailers, and is expected to expand to 600,000 SF in future phases.

Designed by Perkowitz + Ruth, the shopping center’s visitors are greeted by a signature clock tower, acting as a classic gateway.  Featuring wide sidewalks, benches and various points of connection, this pedestrian-friendly destination complements the surrounding community with old mill-style Middleburg architecture and ample brick and stone.  The beautifully landscaped site will contain numerous water features, and a plaza to provide a vibrant and comfortable environment.

Five separate buildings range from 134,000 SF to 5,000 SF, catering to a wide variety of tenants.  The two largest structures cater to larger anchor tenants, TJ Maxx, Home Goods, Michael’s, and PetSmart, while the three smaller structures feature a plethora of smaller, boutique tenants.  Choate is also responsible for all interior tenant improvements.
