The project is a complete renovation of an existing structure originally built in the 1960s and serving as a Western Auto sales & distribution center. The program includes nine-station patient simulation lab; 10-bed Associate Degree nursing lab; five-bed Licensed practical nurse lab; and nine-station massage therapy lab. The Allied Health Program is further complimented by Medical Assistant office and practice labs; phlebotomy medical and blood draw labs; and a Surgical Technician suite with two mock operating rooms and sterile processing lab area. Medical gases, patient headwall, medical equipment, lighting and communications are integrated to provide a healthcare setting for training the students. The building includes a 100-seat tiered seminar room; a multi-purpose room; large divided classroom; seven regular classrooms; two instructional computer labs; a student resource computer lab; student library and lounge. Faculty, adjunct, student and building support spaces are also included.

The project team encountered and overcame a multitude of challenges during the rehabilitation of the structure and remediation of the site, including: bat infestation, underground fuel tanks, buried structures, asbestos, an unreinforced structure, and a completely failed structural roof system.

Choate Construction continually managed challenges to form the vision of Central Carolina Technical College and the design team. The project lifted the standards of downtown Sumter with respect to construction as well as its integration into the surrounding streetscapes. The extensive structural and skin rework to the existing building has made it possible to transform an abandoned landmark into a hallmark project for the community.
