As the first anchor property within the 4,500 acre master-planned community of Nexton, this new 103,221-SF Class A office facility combines energy efficiency with a sleek, modern design. Multiple tenants call the four-story building home, including MeadWestvaco (MWV), a Fortune 500 corporation and global leader in packaging and packaging solutions. Conveniently located between Summerville and Charleston, SC, this office facility and all associated sitework are the first of many within the up-and-coming live-work-play community, a 20-year development effort by MWV Community Development and Land Management, Inc.
As a LEED Gold certified project, both the interior and exterior include a multitude of components designed to provide an overall healthy, safe and technologically advanced environment for both employees and guests alike. An expansive curtainwall framing system with impact-rated glass provides natural daylighting while ACM and brick exterior finishes create a contemporary, polished appearance. To further enhance the exterior, a decorative wing is suspended structurally up and over the parapet walls at the roofline while a metal screen encloses the rooftop equipment and penthouse. Due to the location of the facility within a seismic and hurricane zone, steel and brace framing provide additional structural support.
MeadWestvaco’s environmental commitment doesn’t stop with the core and shell of Nexton I; their new corporate headquarters, located on the fourth floor, is the second in the nation to achieve 4 Green Globes certification for Sustainable Interiors under a pilot program with the Green Building Initiative. The interior space is accentuated with custom designed lighting and interior window walls to maximize daylight throughout. Architectural millwork, hardwood floors and walls at the reception area, acoustical/tackable wall fabric panels, and etched glass windows further highlight the space. Such features combine with stacked glass decorative walls, porcelain tile floors, mosaic tile back-splashes, and printed wall coverings to create a high-end environment indicative of MWV standards for quality. To further equip the space, a beverage and break lounge is included with a pantry to serve the multiple conference rooms, small huddle rooms, and executive offices.
