5 Rubber Corporation

This project includes 192,000 SF of 24-foot clear height rubber extrusion/production/distribution areas and 10,000 SF of executive office space. Included is a 1,600 SF cold storage room for raw material storage, 75′ x 20′ atrium skylight, steel frame with exposed aggregate architectural concrete tilt panel skin system, EPDM ballasted roof system, and high gloss epoxy floors throughout the production area.

ae Light Metal Casting Georgia, Inc.

This aluminum casting manufacturing facility is constructed in two phases; Phase one consists of 88,000 SF of manufacturing space and 16,000 SF of office space. The manufacturing facility is constructed of tilt-up concrete panels and a structural steel frame. Choate successfully delivered this facility via a fast-track schedule, which allowed four and a half months to design and construct this project to support early product delivery.

This refrigerated warehouse and office building for Anheuser-Busch is constructed of load bearing insulated tilt-up concrete wall panels with conventional steel framing. Features include two refrigerated storage areas, a 90-foot clear span drive-through loading area, 12-dock receiving area, 8,000 SF mezzanine, and 22,000 SF of office space.

Cagle’s Inc. Poultry Processing Plant
Perry, GA | 424,787 SF
This is poultry processing plant utilizes both first and second processing, producing between 1.3 and 1.4 million chickens per week. Large freezers with forced air-heated concrete floors prevent sub-grade heaving. Other features include sloping concrete floors, trenches, masonry work, demolition work, concrete bumper walls, structural steel work for roof top units, structural steel mezzanine for box storage, jet grouting of existing footings, millwork and cabinetry, new roofing, and waterproofing of trenches.

Producing fuel injection parts, this manufacturing facility consists of a structural steel with load-bearing tilt-up and conventional steel frame. The building is equipped with five-ton bridge crane and process piping for chilled water, deionized water, industrial waste, and compressed air systems. Caterpillar, Inc. is a worldwide industry leader in the manufacturing of heavy equipment.

Crate & Barrel Distribution Center
200,000 SF

This distribution for Crate and Barrel consists of structural steel and tilt walls. The steel has a 36’ clear height and tilt panels approaching 45’ in height. 2,000 SF of office space and area for a future retail/outlet center is also included.

Crate and Barrel Expansion
172,200 SF

This project is built in two phases. The first phase includes earthwork to complete the expansion. The building construction, phase two, begins 7 months later. This addition keeps the same structure as the original and includes 25 loading docks with 36’ clearing and 2,000 square feet of office space. This distribution center is used exclusively for Crate and Barrel’s furniture lines, most of which are manufactured in western North Carolina.

360,000 SF

Choate has again teamed with The Keith Corporation for Crate and Barrel’s third project. Crate and Barrel Distribution Center II is 360,000 SF and expandable to 600,000 SF. For the site development, 500,000 CY of soil was moved. This Design-Build project achieved LEED Silver certification from the U.S. Green Building Council for its environmentally friendly construction and sustainable features.

Dixie Industrial

This is a two-story corporate office contains 42,000 SF of office space including training rooms, sales, conference rooms, and an executive office. An 80,000 SF 30-foot clear height distribution facility is constructed adjacent to the corporate office and utilizes tilt-up concrete panels with brick veneer. The two facilities are connected with an architectural canopy pedestrian walkway.

This prototype bulk depot satellite distribution facility in Erwin, Tennessee includes 120,400 SF of enclosed storage, 27,400 SF covered staging, 31,500 SF open sheds, and 4,000 SF of offices.

The prototype bulk depot satellite distribution facility in Midfield, Alabama includes 90,000 SF of enclosed storage, 32,000 SF covered staging, 21,600 SF open sheds, and 4,000 SF of offices.

Georgia Pacific Triad Facility
Lawrenceville, GA | 845,300 SF

A prototype lumber and millwork manufacturing and distribution center in Lawrenceville, Georgia, this project includes 503,700 SF of warehouse and staging, an 187,200 SF millwork specialty center, 44,800 SF mezzanine, 9,600 SF of offices, and 100,000 SF of open sheds. This is the largest forestry products storage facility in the world.

Sitework for this is renovation of the existing lumber distribution facility in Norcross, Georgia includes a new parking area, stockyard paving rehabilitation, and expansion and site lighting.

Heidelberg USA

Choate has completed six projects for repeat client Heidelberg USA. The office, showroom, and warehousing complex for manufacturing of printing presses includes major technical and training operations. Choate later completed a 22,500 SF Customer Care Center, the Southeast Regional Technical Center, various renovations, and an office addition.

Hugo Boss Distribution Center

This load-bearing tilt warehouse/distribution center’s structure includes 8,000 SF of office space, mezzanine, fifteen dock doors with mechanical dock levelers, drive up overhead door, and tilt panel knockouts for eight additional dock doors with slab knockouts for levelers.

This precast concrete tilt-up warehouse/distribution and two-story office includes a 355 x 12-foot pedestrian and materials handling bridge with vertical lift at each end, 10,000 SF materials handling mezzanine, and a 2,552 SF meeting room addition onto existing manufacturing facility.

The first of many projects for repeat client Janus International includes 70,000 SF of manufacturing area, 10,000 SF of office space, and an overhead crane in 50 foot bays to move steel coils to production. Janus International is the leading manufacturer of rolling steel doors.

Building I Expansion

This expansion to Building I consists of the addition of a 33,830 SF space with a structural steel frame, bar joists, and tilt exterior.

Building II
Villa Rica, GA | 216,934 SF

This project features the construction of a warehouse and production facility. Multiple overhead gantry cranes are included; the total tonnage of cranes is 37.5 tons. The warehouse is constructed with tilt walls with structural steel frame and roof joists. Site work includes curbs, asphalt and concrete paving.

Leeboy Manufacturing

LeeBoy is a manufacturer of pavement spreading equipment used throughout the US and expanding to Europe. This facility houses all manufacturing processes, beginning with engineering through paint and final assembly. The interior of the manufacturing area is upfitted with smoke heaters for the welding area, several bridge cranes, jib cranes, paint booths, compressed air lines, 35 FC of lighting as well as task lighting in the detailing area and a 5,000 amp electrical service with motor control centers and buss duct. The office area houses all design, engineering and administrative staff.

Papa John’s

This facility is for the manufacturing of dough for the Papa John pizza chain and includes two manufacturing lines, one 5,000 SF freezer and two 5,000 SF cookers. All bulk material silos including flour, sugar and salt are inside this facility. The remainder of the building is used for distribution of dough, sauce, cheese, vegetables and pizza boxes.

Quality Metals Products, Inc.

This 24,000 SF office space and 152,000 SF manufacturing facility is used for the precision fabricating of metal parts for the transportation industry. The manufacturing area consists of numerous isolated foundations for laser cutting equipment. Three bridge cranes are installed in the manufacturing space to move materials for storage and shipping.

This project has 128 panels. Each panel is approximately 13-14 ft wide and 40-50 ft high with a depth of 9 1/4 in.

The building has 36’ clear height with provisions made for owner furnished racking. Also added is additional office space as well as break rooms and restrooms. Building structure is conventional steel frame with load bearing tilt-up concrete wall panels.

Robb & Stucky Expansion, Tilt Only
130,000 SF

This is the tilt-up portion of the expansion consists of 50,635 SF of tilt panels. Structure and skin consist of tilt wall and steel. This is a fast-track project.

Ryder Transportation
Atlanta, GA | 35,000 SF
This prototype maintenance and sales facility for Ryder is the first one of its type in the country. The project includes a 22,000 SF maintenance and office building, used truck center, wash rack, and fuel island. Extensive site work is required including 13 acres of asphalt paving, 4,000 feet of decorative fencing, and a 400 foot jack and bore required to make the sewer tie in and not disrupt operations at a neighboring truck facility.

St. Gobain Desjonqueres
Covington, GA | 200,000 SF
Following an intensive site and contractor selection process, this 330-year old French company contracted Choate Construction to build its 200,000 SF glass manufacturing facility. The four-story complex featured an administrative building, batch plant building, five-story furnace, cold end manufacturing building and quality controlled packaging and distribution building. The project included complex concrete and structural systems and was designed for future expansions.

Yamaha Motor Corporation
Kennesaw, GA | 214,000 SF
This expansion to Yamaha’s existing facility consists of a 4,000 SF two-story office addition, 200,000 SF warehouse space, and a 10,000 SF outdoor storage building. Construction consists of a structural steel frame, insulated precast panels as an exterior skin, a TPO roof system, an ESFR sprinkler system and a sitework package that includes approximately 65,000 CY of dirt to be removed from the site.
