Optimizing Value, Beginning to End

Using an integrated, collaborative, and proven approach, our construction teams are able to eliminate waste, keep clients engaged, and optimize value. It’s true – we’ve been lean before lean was the construction service du jour.

We also understand the importance of assigning the right team for every project.

They are listeners, doers, and innovators; they are purposely selected based on their previous experience applicable to the opportunity at hand. This does not change whether Choate plays an active role early in the design phase or if we are brought in after full design documents are formalized.

How is Choate's relationship- and technology-driven
construction approach different?
See what we can do.

THE GOLD STANDARD
OF QUALITY

In the construction industry, the number one cause of loss is due to water infiltration. It is for this reason Choate made the proactive investment of an in-house Building Envelope Specialist. Focusing on minute details that can contribute to water intrusion, we bring a practical depth of experience to support the project team and complement any third party consultant that may be engaged.

In addition, our one-year warranty walk allows us to check the performance of the building one year later, before system and component warranties end.

Other quality control methods ensure your investment is built to last:

    • Mock-up installations
    • Comprehensive plan review
    • Diligent submittals management
    • Millard Choate’s “10-Foot Rule”
    • Supporting comprehensive facilities management programs

Construction Services include:

  • Document and Cost Control
  • OneLife Safety Program Implementation
  • Quality Control
  • Team Communication & Coordination
  • Schedule Execution & Management
  • Subcontractor & Vendor Analysis
  • Waterproofing Analysis

Building Innovation into Every Project

Design-build, construction management at-risk, general construction -- there is no difference in our unyielding dedication to quality or the industry-leading, technology-driven tools and project management processes we use.

From initial subcontractor buy-out through construction and closeout, we will lead the construction team safely, effectively, efficiently, and collaboratively -- every project, every time.

If you’re considering a new project opportunity, ensure you have a clear understanding of these critical success factors:

Is my contractor able to impact jobsite safety in a tangible way?

NO PROJECT IS A SUCCESS IF SAFETY IS COMPROMISED

To be truly effective, a safety program must go beyond protocols and procedures; it must behaviorally engage the hearts of its participants. Choate’s OneLife safety identity and program is designed to tackle safety at the root level, positively engaging everyone it encounters and challenging them to make safe decisions for their life, their family, and their legacy. But we don’t just talk the talk. Choate was incredibly honored to be named the Grand Award Winner of The Associated General Contractors of America (AGC) Willis Towers Watson (WTW) 2022 National Construction Safety Excellence Awards (CSEA). In addition to the national win, Choate was also awarded first place in the Construction Management division for firms with more than 700,000 work hours. This was the second consecutive year Choate won first place in this division.

How will my contractor maintain my schedule?

CHOATE IS KNOWN AS THE CONTRACTOR TO CALL WHEN OTHERS SAY, “IT CAN’T BE DONE.”

Recognizing that adherence to schedules is a vital element of the project with a direct bearing on cost and quality, Choate has established an unblemished record for on-time performance. Inspiring and motivating the “boots on the ground” is just as critical as monitoring its progress daily and immediately addressing any impact.

What actions are taken to ensure the level of quality I expect is achieved?

EXEMPLIFYING CHOATE’S “REPUTATION IS EVERYTHING” MANTRA, A DEDICATION TO QUALITY CONSTRUCTION RUNS DEEP WITHIN OUR VEINS AND IS AS MUCH A FIXTURE IN OUR CORPORATE CULTURE AS SAFETY OR SUSTAINABILITY.

Beginning in preconstruction and carried through project turnover, Choate employs a variety of methods to ensure quality construction such as:

    • Mock-up panels and extensive approval-based samples
    • Lean-based execution processes with a site-specific plan
    • In-house services such as waterproofing consultation and post-construction client services
    • The ability to support comprehensive facilities management programs with digital documentation

How is my contractor employing technology in a way that adds value?

WE FIRMLY BELIEVE A TOOL IS ONLY AS GOOD AS THE VALUE IT BRINGS.

From visualization methods to scheduling and cost analysis, our virtual design and construction group VirtualWorks can do what third-party firms cannot – provide value in the understanding of your specific project, employing the right tools from the start for your job. From Procore to virtual mockups of waterproofing details, VirtualWorks offers a holistic, value-driven approach to project technology.

At a certain level, most can build a building. What sets my contractor apart?

The weather is perfect for months. There is an overabundance of dollars in the budget. No unforeseen site conditions to be had. And material pricing never wavers.

IS THIS A REALITY? NOT VERY OFTEN!

The true measure of a contractor becomes apparent when there are opportunities to overcome challenges. Choate is known as the contractor to do whatever it takes, even when conditions may not cooperate. It’s these times that set us apart. Having a partner aligned with your vision and committed to delivering it, no matter what, is critical.

What happens after the project completes?

A CONTRACTOR’S COMMITMENT SHOULD NOT END WHEN THE KEYS ARE TURNED OVER.

In order to ensure we have exceeded our clients’ expectations for years to come, Choate takes extra measures to facilitate a seamless transition from construction to building ownership.

Choate will properly inform you on how the new building operates via recorded training sessions, accurate as-built drawings, equipment lists, and operational manuals. Our dedicated Warranty Managers are also available 24/7 should a need arise, leaving you only a call away from dedicated care.

If desired, our VirtualWorks teams can provide an As-Built BIM for usage by Facility Management professionals, including any required COBie specifications.
